摘要:
采用收益法,结合建筑物综合环境性能评价体系(comprehensive assessment system for building enviromental efficiency ,CASBEE),对建筑的全生命周期收益的价值评估进行了研究. 结果表明,在房地产市场交易中,随着人民生活水平的提高,绿色建筑的价值会越来越得到消费者的认同;结合CASBEE方法,建筑采用绿色环保建造技术后,考虑收益期内的整体收益,能够较好地还原绿色环保技术对建筑物使用收益的影响,增加评估绿色建筑物价值的有效性.
Abstract:
We use the income approach combined with the CASBEE (comprehensive assessment system for building environmental efficiency) to study building values based on life-cycle benefits. The result shows that, with the improvement of people’s living standards, the value of green building will be recognized by more and more consumers in the real estate market. Considering the overall benefits of the use of green technology is favorable to restoring the impact of the green technology on building benefits and, thereby, increases the effectiveness of value assessment of green buildings.
